Purchased through a seller carry with only a fraction of the down payment available at the time, this nearly condemned beach property became a journey of vision, persistence, renovation, and trust.
What began as a rough fixer just blocks from the ocean slowly transformed into a soulful retreat and a powerful example of what can happen when women bet on themselves, think creatively, and refuse to give up.
How it began…
Shortly after moving into my home, I found this property for sale, needing a lot of love. It was in real, real rough shape. Like, you could smell it from the street, rough. But it was on almost an acre of land, spread over 3 parcels and about a block from the beach.
I saw SO. MUCH. POTENTIAL.
The Before…
I had just moved into my home the previous year and wasn't very liquid, but on a total whim, I reached out to the realtor to see if the seller was interested in a seller carry. Turns out, she was and I was ready to go. I negotiated a price that felt good to me (lord, I got a GREAT deal!), and offered $20,000 down.
I can't stress this next part enough, but when I offered $20,000 down, I had about $3,000 in the bank and no idea where I'd come up with the rest. But I knew I would. Escrow, which usually takes 30 - 45 days, ended up getting repeatedly extended due to issues with title, and in the end, took 8 months (thank you, Universe!).
I used that time to invest the little money I had in crypto, sell some things, rent out campsites at my personal home, squirreled away a Christmas bonus and I scraped together the whole $20,000!!! The seller and I negotiated the terms of the loan, which included the interest rate, purchase price, penalties, etc. and the length of time she would carry, which we decided would be 2 years. I had no idea what I was going to do with that house.
I had 3 contractors tell me to tear it down, but my gut told me otherwise. The seller, who has become a woman I now consider a friend, grew up in that house and I wanted to honor that. I live in a small town and this was the height of Covid renovations. It took me a whole year just to find a contractor, and then I thought I could do the rest in 1 year! HAHAHA!
The Renovation…
It took me two and a half more years to renovate that property.
Partly due to my contractor's availability (or lack there-of) and partly because I paid for the repairs out of pocket and did many of them myself. During that time I had to extend my contract with the seller several times because the house was still not in a state that I could refinance out of the seller carry. That renovation is another story for another time, but it was freaking epic!
The seller carried the note for three and a half years after all was said and done. She was so gracious every time I had to extend it and, for that I will be forever grateful. I hit the jackpot with her and the whole thing was very Femmenomics. Very girl power. Very we are unstoppable badasses and also, we are gracious and graceful and supportive of the sisterhood.
I recently had the absolute joy of walking her through the finished house. I think that will forever be one of the highlights of my real estate journey. She and her husband were so wonderful and ooooh'd and aaaaah'd in all the right places.
The Reveal…
I learned so much through my experience with my seller carry.
I spent many, many hours researching, studying, talking and asking so that you don't have to. I have compiled so much knowledge and so many cheat codes to saving money and making things work, even when you're sure they won't, that I have to share it!
I absolutely love what I do and I'm here to help the sisterhood in the best way I know how. By teaching women how to turn a little into a lot. I'm living the dream life of 22 year old me. Financial freedom, so much joy and fun with my daughter and a gaggle of animals! And I want that for every single good hearted woman out there.
